Sewer Plumbing rough-in.

A Fine Melbourne day today, 4pm visited the site, more activity on the Sewer plumbing - looks OK, all conduits in and connected to the main sewer line which runs at the rear of the block around 3m below surface level.
They have exposed the pre run telecommunications conduits at the front of the block, ready to trench this to the front LH corner of the house. Looks like the position marks are there for the retaining wall posts to be fitted as well which lines up with the discussion I had with the construction manager CR .

Progress on the electrical issue from the other day, the electrician finally rang me today, he agreed that the max load would be around 94A....lines up with my calculated amount of 95.6A.  He suggested the supply might be undersized, the cable would be OK, but the main c/breaker would not. There seems to be a communications breakdown between the builder and the contracted sparky who puts the application into the supply authority, no details of the house load were passed on - something they should take up to avoid future problems like this.
With that all sorted, looks like a 3phase supply should be installed.  Now for the extra cost - see what they quote for this variation.  Here is my summary for the trade prices for the upgrade :-
No extra for running the cables as they would have had to run the correct one the first time.
No extra for digging a trench " ditto as above"
Extra $15 per meter for 10m run ( approx) for the upgraded cable from single phase to 3 phase.
Extra $200 to install a 3phase comb in the switchboard
Extra $80 on the Supply authority truck appointment.
and of course the 20% margin the builder puts on top of this pricing.

Electrical, Trenches for sewer, small steps so far.

Well we have AC power wiring to the meter/switchboard position, it may be the wrong cabling but we have something. They have also started the trenches for the sewer connection, excavated the 3m deep hole for the connection to the main line at the rear of the block.
The AC has been provided as approx 10m of single phase supply , the used 16mm sq cables, being setup for a standard domestic 63A supply.  After checking with my sparky, given we have an induction cooktop ( max 42A) and a Pyrolytic Oven (Max 19.4A) , this will exceed the rating of the main circuit breaker.
It pays to check what the MAX Demand  of your home will be and ensure they ( your builder ) are going to order the correct sized mains supply for the home, their sparky should have worked this out for them as per the AS3000 wiring rules.  A few phone calls today to them, finally got on to the estimator "KP" and he was checking to see what has happened.  We gave them the appliance specifications a few times now, last time in Feb when we signed the contracts.  My estimate suggest a 100A single phase or better a 3 Phase supply should be installed.... I can see a variation coming. I don't want future problems with tripping the main circuit breaker every time the oven fires up in clean mode.  Lets see how this one progresses.

Pegging and Porta_Loo On site

Visited the site around 3pm today, the portable Loo and the site pegging are now on site.
After speaking with B the site supervisor on Monday 21/3, I thought they were going to do the retaining wall first. If they do the slab first , it will make it very hard to drill the post holes for the retaining wall given the house is only 1.0m from the retaining wall on this side.
The crossover protection has been installed now, a little late for the damage already done.
The site pegging looks secure, I did have to close the temp fencing up as they left it open in two spots.

Surprise...they have started - Block Excavation complete.

Good news during the week, they have excavated the block, all levels looks good the shape of the house is visible in the dirt, step downs to the Alfresco and Garage.

Well done Ashford homes for making a start, wish they would have told me that this was happening.

All good except they did not cover the driveway with protection, we now have gouge marks in it from the
excavator they used..Looks like a nice letter to them on Monday...they can make good / replace the road crossover - footpath at their cost.

BTW Still waiting for the Site Supervisor to call me and introduce himself....come on B.

21 days after building permits - No start on site yet.

It's been 21 calendar days since the last documents were provided by us and building permit were issued.
Now it's time for Ashford home to make a start on site......nothing seen so far.

Today is "Commencement Day" as far as I'm concerned....also as far as contract item 10.0

Now lets see how long it take B from Ashford homes ( site manager ) to call me and introduce himself.

The clock is ticking ! ! !

Tile selection Done..!

On Friday just gone, we did the tile selection for the home, was not so bad, we had most of it selected prior to the day.  Basic white 400x400 for the floor, all areas. Black tiles in the shower's x 2. Kitchen splash back areas is a small 100x100mm tile  white of course. There was even a small credit back from the Provisional Sum amount allowed for in the contract - after some clarification with K from Ashford Homes.

All building work now specified and selected...time to build !!

Rubbish cleared from the block today.

Prior to the Ashford start, we had the small amount of rubbish removed, thanks to Trav for his efforts.
No word from Ashford yet as to a start on site date. Spoke to N from ashford on Tuesday, they we STILL making small changes to the drawings to give to the construction group.
I am told B from construction will call me and introduce himself.....When ??
